Since we asking about all these propertys lately :roll:

Anybody know what up with the old Arigato Express location, or should I say "the yearly x-mas tree lot" now :cry: It's really a eye-soar. It just once you get west of Tujunga Cny. this start going down hill, and I don't mean the elavation. :roll: Would love to see something go in there even a new fast food place. I noticed the property is not even on the market. :shock:

The owner of that property also owns a body shop down the street. They have tried and tried to get approvals to turn that property into a car sales lot/display yard to show the work that they've done on the cars at the body shop. They have come to the STNC's Land Use Committee a few times with renderings of the proposed use. They most likely have run into the same situation everyone else has....no financing to do anything. It may also be that the process is just taking longer than expected. The community has pleaded with them to NOT use that space for an auto use. The LUC has repeatedly suggested use that takes advantage of the LAST legal drive thru lot. There won't be any future drive through lots approved. That one is a grandfathered use. But the owners do not want to do so. Sort of reached an impasse with the community really not wanting that and in order to get the approvals they need, there would be public hearings. That's what I recall. Cindy may remember more or there may be more on this in the minutes for the LUC meetings.

You know I was trying to think what would work good here. The lot is really to small for most hi profile fast food. However, what if Tommy's moved to this location with a new building with indoor seating and a drive-thru. I think they would do very well there, with the addition of a drive-thru. Not sure what would happen with the old location though :(

My only consern with this property is should a hi profile fast food restraunt go there, I think a signal sould be considered for that intersection. It's already pretty bad now. :roll:

This is another example where we have tried to work with property owners and tenants to bring improvement to our community. The site has a lot of potential remaining a drive thru or even as a restaurant.

I contacted Carl's Jr. by sending them the rendering below to see if there is an interest. They were interested but need the adjacent property to make their plans work. Carl's has also looked at the old Coffee Stop site too but again, needs the adjacent property.

In the meantime, the owner's plans for a car sales (they called it display) lot (two story) were left "incomplete" as last we heard. The plans presented would have maximized the lot/site where a garage entrance off Haines Cyn next to the residences would have no buffer. It would basically be a storage yard for cars they work on down the street. The City Planner assigned to the application, at the time, was very thorough. That is pretty much the last we heard about it.

It is unfortunate that property owners care little about their properties and their neighbors. I have photos of the property when it was up for sale with new glass windows and a clean looking site. They bought something and let it deteriorate. You would think they'd take pride in land and property ownership and at least keep it looking nice. Instead the Dept. of Building and Safety had to ask them to board it up.

wow I'm impressed! I would love a Carl's Jr closer, instead of going all the way to montrose.

who owns the property next to and behind it? It's kind of a L shaped property. Really worthless unless you put the two together.

The guy that lives behind there uses the property as his junk pile. You walk by there you can see all his junk (car parts and stuff) over the wall. :roll:

I wish it were that simple! Obviously the person who owns the land and boarded up property would rather it blight the neighborhood than develop it in to something that would look good and serve a purpose. I am really not in favor of yet another fast food restaurant but even a Carl's Jr would look better than what is there!

It seems that the STNC/LUC has gone above and beyond to bring this guy around.

Where is Tony Soprano when you need him?

Since Tony is not available, perhaps we could write letters to the owner of record and tell him that we would like see there instead of a boarded up building.

It's burgers and shakes, but car hop style. No drive thru, (well some do :roll: ) you park and there is a order box at every spot, then some one brings out your food. Clostet one would be down by disneyland or in bakersfield. there big in the mid-west

That is the same way some of the A & W places operated. Is there still one on Victory Blvd. I think it was in Burbank near Buena Vista or Hollywood Way.
Ummm, I loved A & W Root Beer Foats, but I sure don't need them : (
